A square-foot total is a useful starting point, but it does not describe the entire tile job. A builder’s bid package becomes more useful when it explains where the finish goes, what is underneath it, and who supplies each material.
Show the scope
Send plans, finish schedules, tile selections, quantities if available, and the locations of trim or special details. Identify showers, heated floors, natural stone, feature walls, and other areas that deserve their own discussion.
Make preparation visible
In a TileLetter technical article, ARDEX’s Mark Pennine discusses the importance of substrate condition and flatness for tile and stone. For bidding, that is a reason to ask what is known about the existing floor or wall and what still needs inspection. Surface preparation should be an explicit part of the conversation.
Clarify responsibilities and timing
Tell the installer which materials are owner- or contractor-supplied, the bid deadline, and the target installation window. Flag access restrictions or work that depends on another trade. If information is preliminary, identify it so assumptions can be discussed.
